I admit your company was accommodating with me measuring, however you personally lied to cover up issues with the property which would have prevented me from purchasing it, or putting in a lower offer. When addressing concerns about the age of the boiler, you quickly assured me that the boiler had been tested every year, as the property had been rented out, you assured me the boiler was in perfectly working order, this I have confirmed in an email. I requested a service done before the purchase, not a dodgy gas certificate that is not worth the paper it is written on. This never happen! This issue has cost me over 3,500, and that is not the end of it.When I had concerns regarding a damp smell, you come up with, the previous tenants were smokers and it was the smell of smoke in the carpets. This was a complete lie, I am in contact with the previous tenants, and they have never smoked, and now I am left with a damp issue. I was naive, yes I should of done my checks, and you made your easy sale, but you will not build a good reputation by lying to customers for a quick sale.
I had a terrible experience with Caplen Estates, be careful! I am over 5000 out of pocket because of the incorrect information I received from this agency. When first viewing my property I raised concerns about the boiler, yet was told on a number of occasions that Everything in the property was in perfect working order, I was told the boiler had a service every year, and that I would receive a copy of the most recent one. This never happen! The boiler along with all the pipes under my floor boards needed replacing as it was NOT in perfect working order like states from the agency. Due to the boiler problems I have had to replace the shower system.When first entering the property, I noticed a strange smell, I questioned to this with my friend who was at the viewing with me., I was quickly fed incorrect information, that the previous tenant was a smoker and the smell was in the carpet.I later found out that this was also untrue, and am now left dealing with a damp problem. My experience of this company, is that they will lie and feed you incorrect information just for the sale, I would not trust them.
